Suburban Rail Loop (SRL) will not only transform our public transport network – as Australia’s largest housing project it will also help deliver thousands more homes, jobs and services to the areas around the new stations.
To help achieve the balance of more quality housing choice, more jobs, and improved local amenities and open spaces, we need to change some of the planning rules. Draft structure plans and draft planning scheme amendments have been released for the neighbourhoods around the 6 SRL East stations – including your local area.
These documents take into account the extensive community and council feedback we’ve heard over several years – and we again invite the residents and traders of Box Hill to have their say.
The draft structure plan includes proposed changes to land use, height limits and building designs, car parking, open space, connections and many other urban planning outcomes that will help ensure Box Hill grows sustainably and remains a vibrant place to live in the decades ahead.

How we’ve responded to your feedback in the draft structure plan
We’ve reduced proposed building heights in some areas, including:

- The most significant housing growth is planned for central Box Hill.
- Workspaces are prioritised to be built in central Box Hill and particularly along Prospect Street and Rutland Road.
- We will ensure the current and future community needs for kindergartens and government primary and secondary schools are considered.
- The open space network will be enhanced to enable access to high-quality open spaces within a 400 metre walk of residents and workers.
- Any new open space at the former Box Hill Brickworks should be accessible and connected to existing open spaces.
How to make a submission
Submissions relating to the Glen Waverley Draft Structure Plan and planning scheme amendment must be received by 11.59pm on Tuesday 22 April 2025.
